Dull Floors Cost You
at the Open House.
We Fix That Before Photo Day.
Buyers notice etched marble and cloudy travertine in the first thirty seconds — and so do the photos. We restore floors, showers, and countertops on your timeline, scheduled backward from your listing date, with a single point of contact from assessment to invoice.
Agent-Ready
What Tired Stone Does
to a Listing
Photos Read It First
Etching and dullness flatten under listing photography — buyers scroll past before they ever see the home in person.
It Reads as Deferred Maintenance
Worn stone signals “what else wasn’t kept up” to a walkthrough buyer, even when the rest of the home is immaculate.
It’s a Fast, Contained Fix
Unlike a renovation, restoring existing stone is a one-to-two day job with a fixed price — easy to schedule against a listing deadline.
From Your Call
to Photography Day
Tell Us the Listing Date
Give us the address and your photography or first-showing date. We schedule the assessment around it, not the other way around.
Assessment & Exact Price
We walk the property, tell you honestly what the stone needs — polish, or something more — and give an exact written price before anything is booked.
Restoration Around Your Schedule
We work around showings, staging, and the seller’s routine, protecting finished areas as we move through the home.
Camera-Ready Stone
Floors, showers, and counters finished and sealed with time to spare before your photographer or first open house.
Every Surface That Shows Up
in a Listing Photo
The surfaces buyers touch and photographers frame — restored, not replaced.
Marble Floor Polishing
Etching, dullness, and traffic-pattern wear polished out — the first thing buyers see from the front door.
Countertop Restoration
Wine rings, etching, and scratches removed from marble and granite counters — the surface buyers run their hand over.
Marble Shower Restoration
Soap scale, water spotting, and grout discoloration cleared from primary bathroom showers before the listing shoot.
Terrazzo Restoration
Original terrazzo ground and polished to showroom condition — a selling point once it’s not looking tired.
Pool Deck & Travertine
Pitted, stained travertine restored around the pool — the outdoor-living shot that sells a South Florida listing.
Marble Floor Repair
Color-matched crack and chip repair for floors that need more than a surface polish before showings begin.
“Used Lifestyle Marble for our travertine pool deck. Completely transformed — looks brand new. Courteous and meticulous throughout.”
What Agents
Ask Us First
How fast can you turn around a listing before photography day?
Most single-residence floors finish in one to two days once we’re on site. Tell us your photography date when you book and we’ll build the schedule backward from it — we’d rather turn a job down than promise a date we can’t hit.
Do you work directly with agents, or only homeowners?
Both. We’re glad to coordinate the whole job directly with you as the listing agent — scheduling, access, and invoicing — with the homeowner or seller looped in only as much as they want to be.
Is this worth it on a listing we’re not sure will sell at a premium?
That’s a call for you and the seller, not us — we won’t oversell a job a listing doesn’t need. What we will do is tell you plainly whether the stone is a liability in photos and showings, and what it costs to fix versus what buyers typically discount for dull or etched floors.
Can you work around an occupied home and showing schedule?
Yes. We schedule around showings, open houses, and the seller’s routine, and we protect finished areas as we move through the home. Vacant listings are naturally faster, but occupied homes are routine for us.
What if the stone needs more than a polish — cracks, chips, or missing pieces?
We handle that too — crack and chip repair, color-matched fills, and full diamond grinding for floors that need more than a surface polish. We’ll tell you honestly which one your listing needs; not every floor needs the full treatment.
How does pricing and invoicing work for agent-initiated jobs?
We assess the stone in person, give an exact written price before any work begins, and can invoice you directly or the seller — whichever your transaction requires. No open-ended billing on a listing timeline you’re already managing.
