Neighborhood Guide — Coral Ridge

Marble & Stone Restoration in Coral Ridge

Coral Ridge is one of northeast Fort Lauderdale’s most established east-side neighborhoods: a grid of canal-front streets along the Intracoastal Waterway, anchored by the Coral Ridge Country Club. Its mid-century homes are being renovated one at a time, and the stone inside them deserves the same care.

Mid-Century Homes, Modern Renovations

Much of Coral Ridge was built out in the mid-twentieth century, and today that older housing stock is being steadily renovated or replaced with new construction. For stone, that means two very different jobs. In an untouched 1950s or 1960s house, the original floors are often terrazzo, marble, or a similar hard surface that has aged for six decades. In a gut renovation, the stone is new and needs to be protected from the first day.

We approach the two differently. Original terrazzo and marble usually need grinding to remove decades of wear, filling for cracks and chips, and a careful polish that matches what the house had. New stone usually needs the opposite: a gentle honing pass where installers left lippage or haze, and a sealer chosen for how the room will actually be used.

Canal-Front Exposure Is Its Own Problem

Coral Ridge sits on a web of canals and finger isles that connect to the Intracoastal Waterway. Water, wind, and salt reach patios, lanais, and entries far more than they do inland. Stone near a canal sees constant humidity, salt crystallizing on the surface, and the rinse of rain that pushes minerals back up through porous floors as white efflorescence.

Where it matters, we use sealers rated for salt air and UV, and we deal with the moisture source rather than only polishing the surface. A patio that is re-polished without addressing the moisture will look good for a season and then streak again.

No HOA, No Standard Playbook

Coral Ridge is a neighborhood of individual lots, not one managed community. That is good news for scheduling, since there is no association vendor calendar to navigate, but it means every house has its own history. Before we quote, we look at what is actually on the floor, how it was installed, and what the next owner or the next renovation might change.

If your home is inside the country club enclave, see our separate page for Coral Ridge Country Club Estates. Elsewhere in Fort Lauderdale, we also work in Las Olas Isles and Harbor Beach.

FAQ

Coral Ridge Questions,
Answered

What residents and property managers ask us before booking.

Usually, yes. Terrazzo can be ground, filled, and polished back to a uniform finish. The key is matching the original aggregate and sheen, so we test a small area first.
Yes. Many Coral Ridge projects are renovations. We can coordinate with your contractor so stone work happens after dust-producing trades are done.
That is usually efflorescence: salts carried up through porous stone by moisture. We clean it, address the moisture path where possible, and seal with a salt-air rated product.
Most Coral Ridge homes are not in a master association, so no. If your property is in a condo or sub-association, we follow its vendor rules.
