How do you work in a building with active residents and 24/7 lobby traffic?

We phase the work. Large lobby restorations are divided into sections — typically half the lobby or one zone at a time — so one section remains accessible while we work on the other. We establish the phasing plan with the building manager before the project begins and communicate section closure times to residents in advance. Elevator protection is installed before any work begins. We’ve managed dozens of active-building lobby restorations in Aventura and Bal Harbour without a single resident access complaint.

How long does a full condo lobby restoration take?

A typical Aventura condo lobby of 800–1,500 sq ft takes two full days. Larger lobby areas with corridor runs take 3–4 days. We phase the work to maintain access and provide the building manager with a day-by-day schedule before we start. We don’t begin a project without a confirmed schedule that works for the building.

Can you work within HOA budget cycles and maintenance schedules?

Yes — we work with HOAs regularly and understand the budget cycle and approval process. We can provide formal proposals in whatever format your HOA requires, participate in board presentations if helpful, and schedule work to fit within the fiscal year or maintenance window the board has approved. We also provide written post-project documentation for HOA records.

What is the difference between restoration and the regular cleaning the building does?

Regular cleaning maintains the surface between restorations — it removes surface soil and light contamination. It does not and cannot address scratch accumulation, etch marks, or sealer breakdown. Restoration addresses the underlying surface damage that cleaning cannot reach, and reseals the stone against future contamination. Most well-managed Aventura buildings restore their lobby stone every 3–5 years depending on traffic volume and stone type.

Do you work in commercial buildings as well as residential condos?
