A Small Town Between Ocean and Intracoastal

The Town of Ocean Ridge covers about 1.75 square miles, but only a little over three-quarters of a square mile of that is land. The rest is water. The Atlantic is to the east, the Intracoastal Waterway to the west, and State Road A1A runs through the middle. The 2020 census counted about 1,830 residents, and the town has kept an unhurried, residential feel with very little commercial development.

That setting is good for living and hard on stone. Salt-laden air comes off the ocean, humidity is constant from the Intracoastal side, and storms push water into patios, garages, and entries. Anything made of marble, limestone, or travertine near the water ages faster than the same stone would inland.

Oceanfront Estates, Condos, and Townhomes

Ocean Ridge mixes custom oceanfront estates with condominiums and townhomes. Estate homes tend to have large marble or limestone floors, outdoor entertaining areas, and detailed bathrooms. Condominiums and townhomes have smaller footprints but follow stricter rules about contractors.

We quote each by what is installed and how it has aged. An older home may have original marble or terrazzo that needs grinding and filling. A newer or recently renovated home may only need honing, spot repair, and a better sealer.

Why Exterior Stone Needs More Than a Polish

Pool decks, loggias, and steps near the Intracoastal take the most abuse. Travertine pavers lose their fill, grout joints let moisture in, and old sealers peel. A polish alone does not fix any of those. We clean, re-fill pitted stone, address grout where it is failing, and finish with a sealer rated for salt air and UV.
