Housing

A Town Built Around Condominiums

South Palm Beach was settled in 1948 and incorporated in 1955. At first it was a handful of single-family homes and a few buildings on a narrow strip between the ocean and the Intracoastal. In the late 1960s and early 1970s, condominiums began to line A1A, and they now define the town. South Ocean Boulevard is its only street.

That history matters for stone. Many South Palm Beach buildings date from the 1960s and 1970s, which means original marble, terrazzo, or tile floors that have been in place for fifty years, along with bathrooms that have often been renovated once or twice. Each unit is a small project with its own history.

Working in a Condominium

Condominium work is as much logistics as stonework. Buildings typically require proof of insurance, approval from management, scheduled elevator use, and limits on working hours and noise. We handle all of it before the crew arrives, so your restoration does not turn into a dispute with the association.

Dust and water are the other concerns. We use low-dust equipment and containment, protect hallways and elevators, and clean up each day so common areas stay as you expect them.

Oceanfront Terraces and Wraparound Balconies

Many South Palm Beach units have terraces or balconies that face both the ocean and the Intracoastal. Those surfaces sit in the full path of salt and sun. Pavers lose their finish, grout joints open, and sealers fail. We restore the surface and finish with a sealer rated for exposure to salt air and UV, within what the building permits on exterior surfaces.

If your building is south of here, see our pages for Highland Beach; to the north, our Palm Beach Island page covers the island. We have also published a page for 3550 South Ocean.

What We Restore in South Palm Beach

The work we do most often in the town:

  • Original marble and terrazzo floors: grinding, filling, and polishing.
  • Updated floors: honing and sealing for newer marble, limestone, and porcelain look-alikes.
  • Bathrooms: showers, tubs, and vanities restored.
  • Terraces and balconies: cleaning and salt-air sealing.
